Guardian Realty Investors Announces New Life Sciences Lab at 20400 Observation Drive, Germantown, MD BioBuzz

GERMANTOWN, MD (AUGUST 2022) – Guardian Realty Investors, LLC announced its new life sciences laboratory location at 20400 Observation Drive, Germantown MD, known as OBSERVATION LABS. This reimagined former industrial and technological building will also offer extraordinary amenities, gathering spaces and top-notch finishing levels. Guardian is a developer and operator of office, multifamily and specialty facilities in the Washington, DC metro area.

The fully updated facility was designed by Ewing Cole Architects and JennErik Engineering, Shoreline Construction carry out the renovations.

“These are three of the strongest partners in life sciences today,” LaBarbera noted.

The project will build approximately 15,000 square feet of ready-to-occupy suites ranging from 3,800 to 7,800 square feet deliverable in the first quarter of 2023. The property will also offer bespoke spaces up to 55,000 square feet.

Observation Labs plans to open for tenants at 20400 Observation Drive with private wet labs, high-end office space, and trophy-class conferencing, lounge, and dining facilities. Tenants will also have access to state-of-the-art lab equipment and Guardian’s DMV footprint. Shared equipment available includes reverse osmosis glass washer, ice maker and autoclave.
